How payment normally works
A common structure is 30–40% on signing the contract, with the balance in interest-free instalments spread across the construction period, typically 24–36 months. Terms differ by developer and by project — the schedule that applies is stated on each individual listing, and you should ask for it in writing before reserving.
Title deeds: check the category first
Northern Cyprus has more than one category of title deed, and the category affects resale and financing:
- Pre-1974 Turkish title — land held by Turkish Cypriots before 1974.
- Exchange (Eşdeğer) title — issued in exchange for property left in the south.
- TMD (allocated) title — allocated by the state.
Ask which category applies to the specific plot, in writing, before you pay a reservation fee.
What to confirm before reserving
- The completion date, and whether it is contractual or indicative.
- What the price includes — white goods, air conditioning, landscaping, furniture packs.
- Communal charges after handover, and who sets them.
- VAT (KDV), transfer fee and stamp duty, and which side pays each.
- The developer's record of completed projects and handover dates actually met.
