Apartments for sale in Northern Cyprus: prices by area

Caesar Resort

The median asking price for an apartment in Northern Cyprus is £165,000, and the lowest is £40,000. The median price per square metre is £2,000, but by area it runs from £1,050 in Nicosia to £2,450 in Güzelyurt, so where you look matters as much as how big the flat is.

One note on the figures. They are asking prices for the 1,877 apartments (including studios and penthouses) listed in our catalogue on 22 October 2026, in pounds sterling. They are not completed sales and not the whole market. Everything below should be read with that in mind.

What a budget buys

There are 339 units at or under £100,000, and they are mostly small: 188 are studios, 107 have one bedroom and 42 have two. So at this level the choice is mainly between a studio and a one-bedroom flat, and a two-bedroom flat is the exception.

Raise the ceiling to £150,000 and there are 810 units. One-bedroom flats (337) are just ahead of studios (305), and two-bedroom flats number 147. A buyer who needs two bedrooms on that budget has a much narrower field than the headline count suggests.

At £200,000 or less there are 1,201 units, and two-bedroom flats become a realistic option: 270, against 550 one-bedroom and 338 studios. At £300,000 or less there are 1,563 units, of which 468 have two bedrooms. At £500,000 or less the count is 1,792, so the number of apartments above that figure is small.

How bedrooms and size move the price

The median studio is 48 m² at £96,000. The median one-bedroom is 73 m² at £154,000, and the median two-bedroom is 107 m² at £220,000. Three-bedroom apartments have a median of £332,000 at 155 m². There are only 17 four-bedroom units, starting at £283,500, so that is a thin corner of the catalogue and you should not expect much choice.

The median apartment overall is 85 m². Size explains much of the spread, but not all of it. The middle half of units sit between £1,520 and £2,620 per m², so two flats of the same size can be priced very differently depending on location, finish and seller. When you compare listings, look at the price per square metre as well as the total.

The lowest asking price for a two-bedroom flat is £60,000, against a median of £220,000. Treat the bottom of any range as a single unit, not as what a typical buyer will pay.

The map in money terms

By median price, Kyrenia is highest at £221,000, followed by Esentepe at £206,000 and Tatlisu at £195,000. Famagusta is lowest at £120,000, with Nicosia at £130,000 and Iskele at £145,000 above it. Güzelyurt (£175,000) and Yeni Boğaziçi (£154,000) sit in the middle.

Price per square metre gives a different order. Güzelyurt (£2,450) and Esentepe (£2,440) come ahead of Kyrenia (£2,330), with Tatlisu at £2,200 and Iskele at £1,920. Güzelyurt’s median price of £175,000 is below Kyrenia’s, yet its space costs more per square metre. That suggests the units listed there are smaller, not that the area is cheap. Famagusta (£1,180) and Nicosia (£1,050) are well below the others per square metre.

In practice, the coastal and northern areas at the top of the list cost more per metre than the larger towns at the bottom. If your priority is floor area for your money, Famagusta and Nicosia deserve a look. If you want the areas that carry the highest prices per metre, start with Güzelyurt, Esentepe and Kyrenia.

Iskele: where most of the choice is

Of the 1,877 units, 955 are in Iskele, more than all the other seven areas in the table put together. Its median is £145,000, and its lowest asking price, £40,000, is the lowest of any area. With that many listings you can compare a wide range of projects, from studios upwards. Our Querencia page is one example, with 44 units available.

Plenty of choice cuts both ways. You will probably find something that fits, but you will also be weighing many similar flats. Settle your priorities (size, budget, setting) before you start comparing, or the sheer number of listings becomes the problem.

Smaller markets: Nicosia, Famagusta and Güzelyurt

Nicosia has only 12 units in the catalogue and Famagusta 64. Both are cheap per square metre, but with so few listings a handful of units can move the median, so read those figures as a guide rather than a rule. Nicosia also has the highest starting price of any area at £95,000, so there is no very cheap way in there. Famagusta starts at £53,000.

Güzelyurt has 141 units and starts at £47,400, yet it has the highest median price per square metre. A low starting price usually means a small unit, not inexpensive space. Check the area in square metres before you read anything into the price.

Developer stock and resale stock

Of the 1,877 units, 1,207 are sold by the developer and 670 are resale, offered by investors who bought from the developer. Resale makes up 36% of the total.

In practice, developer stock comes in projects with many similar units, so there is more to choose from within one site. Resale means individual units and a different seller, and the asking price may not match the developer’s own list for the same project. If a project appeals, compare both routes. Large projects such as Caesar Resort (179 units available), Caesar Blue (70) and Grand Sapphire Blu (63) show how much a single project can offer.
