The median asking price in Iskele is £152,000, and the cheapest unit we list is £40,000. The median price per m² is £1,920, against £2,040 for Northern Cyprus overall, which makes Iskele 6% lower per m².
One caveat. These are asking prices of the 1,021 units available in our catalogue on 29 October 2026. They are not completed sales and they are not the whole market. Read them as what sellers are asking, not what buyers have paid.

What each budget buys
At or under £100,000 there are 241 units: 145 studios, 73 one-bedroom units and 23 two-bedroom units. At this level you are mostly choosing between a studio and a one-bedroom flat, and a two-bedroom unit is the exception. If you need two bedrooms, treat this as a budget for looking, not a budget with plenty of choice.
At or under £150,000 the count is 505: 223 studios, 188 one-bedroom and 87 two-bedroom units. This is where two-bedroom units begin to give you something to compare, although studios and one-bedroom flats still make up most of the list.
At or under £200,000 there are 687 units. One-bedroom units (278) now outnumber studios (237), and there are 154 with two bedrooms. At or under £300,000 you have 860 units, with 319 one-bedroom and 259 two-bedroom. At or under £500,000 the total is 976, and 291 of those have two bedrooms.
The practical reading: for a one-bedroom flat, a budget around the middle of this range gives you real choice. For two bedrooms, the choice widens as you move up through the bands. A three-bedroom home needs a bigger budget, as the next section shows.
How bedrooms and size move the price
The median studio asks £87,000 at 48 m². The median one-bedroom asks £140,000 at 71 m², and the median two-bedroom £199,000 at 103 m². Three bedrooms reach a median of £350,000 at 160 m², and four bedrooms £625,000 at 289 m². Each extra bedroom brings a good deal more floor area, so you are paying for space more than for a label.
The “from” prices tell a second story. A two-bedroom unit starts at £60,000 and a three-bedroom at £105,000, both well under the medians for those sizes. They are real listings, but they sit at the bottom of the range. When you see one, ask what separates it from the typical unit: floor, outlook, position in the complex, internal size, or how much is included.
The median internal area across all units is 80 m², taken from the 1,015 units with a stated size. Compare price per m² as well as headline price. The middle half of Iskele units sit between £1,430 and £2,410 per m². That is a wide spread, so an inexpensive-looking flat can be poor value for its size, and a higher price can be reasonable for a larger unit.
Property type matters less than you might expect
Median price per m² is close across the main types: apartments £1,920, studios £1,850, penthouses £1,930 and villas £1,940. A villa does not cost much more per square metre than an apartment. What changes is the total, because a villa is larger. The villa entry point is £126,500, against £45,000 for an apartment.
Townhouses come in at £2,440 per m², higher than the other types, but there are only 12 of them, so that figure rests on a small sample. The single duplex, listed at £1,320,000, tells you nothing about the wider market.
Apartments dominate with 592 units, followed by 238 studios and 133 penthouses. Villas number 45. If you want a house on a modest budget, you will be choosing from far fewer options than if you want a flat.
Developer stock versus resale
Of the 1,021 units, 524 are sold by the developer and 497 are resale units, offered by investors who bought from the developer. Resale is 49% of what we list, so it is close to half of your choice, not a niche.
The two behave differently in practice. Developer units come from a project, and 106 projects currently have units available. Resale units are priced by individual owners, so similar flats in the same complex can carry different asking prices. That gives you room to compare, but every unit needs checking on its own merits.
On a resale unit, ask why the owner is selling, exactly what the price includes, and how it compares with a developer unit of similar size in the same project. On a developer unit, ask what is included in the price and how it compares with the resale units alongside it. Neither route is automatically cheaper; the only way to know is to put two comparable units side by side.
Larger projects make that comparison easier because you can stay within one scheme. Caesar Resort has 180 units available, Caesar Blue has 70, Grand Sapphire Blu has 63 and Querencia has 48.
How Iskele compares with the north as a whole
Iskele’s median of £1,920 per m² is 6% below the £2,040 median for Northern Cyprus overall, which covers 2,171 units of the same property types. That is a modest gap, not a bargain bracket. Do not expect Iskele to be dramatically cheaper than elsewhere in the north; expect it to be a little lower per square metre, with a very large choice of units.
Of the 105 projects with a measured distance, 76 are within 1 km of the coast in a straight line. So most projects are near the sea on the map. A straight line is not a walking route, though, so ask where the nearest sea access actually is, and what the immediate surroundings are like. Parts of Iskele are built-up, and others are quiet.
Questions to ask about a specific unit
- Is it a developer unit or a resale, and how does the asking price compare with similar units in the same project?
- What is the stated internal area, and what is the price per m²?
- What exactly is included in the asking price?
- Where is the unit within the complex, and what does it look onto?
- How far is the sea on foot, not in a straight line?
